Colorado’s property insurance laws form the regulatory foundation that every licensed producer must understand—both for the state licensing exam and for real-world professional practice. These rules, administered by the Colorado Division of Insurance, govern how insurers set rates, issue and renew policies, market products, and handle claims. They also protect consumers by ensuring fairness, transparency, and consistent access to essential insurance coverage.

This course focuses on the statutory and regulatory requirements that apply specifically to property insurance. While the national portion of the licensing exam tests general P&C concepts, the Colorado-specific portion places significant emphasis on state-mandated rules. These include rate regulation standards, disclosure requirements, unfair trade practice restrictions, cancellation and nonrenewal rules, mandatory coverages, and guidelines for special markets such as the FAIR Plan and the Colorado Auto Insurance Plan (CAIP).

You will also learn the Colorado-specific requirements that apply only to certain lines, such as homeowners insurance, automobile insurance, and fire coverage. Many of these rules directly impact how you will perform your daily duties as a licensed producer—whether assisting with underwriting, advising on policy options, handling renewal issues, or helping consumers navigate claim processes. A clear understanding of these legal expectations helps you avoid compliance violations, prevents errors and omissions (E&O) exposure, and supports ethical, professional service to your clients.
